Development Review Schedule
The 2021 Development Meeting Schedule is a list of important development dates for applicants and Staff to use for time management. Petition timelines may vary based on a variety of factors including, but not limited to, submittal quality, responsiveness of resubmittal, unanticipated meeting cancellations, unique or complex case circumstances, etc. Please contact the Community Development Department at (407) 539-6215 with any scheduling questions.
The schedule is broken down into 4 sections; the Pre-Application Meeting (submittal deadline and meeting date), Planning and Zoning (P&Z) Public Hearing and staff review (submittal dates, meeting dates and staff review meetings), Development Review Committee (DRC) and Planning and Zoning (P&Z) Recommendations (submittals, meeting and action) and the City Council Meeting advertising deadlines and meeting dates.

* Pre-application meetings are informal meetings between staff and the applicant to provide general feedback and direction, which should assist in expediting the development review process. There will be no written comments, no minutes and no approvals.

* P&Z – Planning & Zoning Commission meetings are at 6:00 p.m. in the Council Chambers (Room 123).
1 Please note, all applications shall be received by the submittal/resubmittal deadlines and be deemed sufficient by the “Sufficient Application Deadline” in order to be processed for the corresponding meeting/hearing. The application cut-off time is 12:00 p.m. for all Submittal/Resubmittal dates. The “Sufficient Application Deadline” requires staff review of applications for sufficiency be completed within five (5) business days. The applicant must satisfy any deficiency prior to the deadline, granting staff five (5) business days for review of responses.
2 Following the first review cycle, there is an optional Staff/Applicant meeting, in which the applicant can discuss the review comments contained in the Staff report. The applicant must make the request a minimum of fourteen (14) days prior to the meeting.

* The second and all succeeding review cycles are conducted by the Development Review Committee (DRC) and discussed at public DRC meetings, unless the applicant requests to be removed from the DRC agenda and opts for another round of review. DRC, at their meeting, may opt to recommend/vote to approve, approve with modifications, deny or send the application back to Staff to work with the applicant prior to taking final action.
